Sri Lanka's student and working-tenant accommodation market runs on a word that most software vendors have never heard: bodima. It is the Sinhala colloquialisation of "boarding," and it is what a student at Moratuwa, Kelaniya or Peradeniya actually says when they mean the place they live. An entire cluster of local marketplaces is named after it. If your copy talks about "PG accommodation" or "student dorms," you have already told the market you are not from here.

The market's other defining feature is that it exists because the universities cannot house their own students. The University of Moratuwa states that only First Year and Final Year students are eligible for its hostels — second and third years must find private boarding, every year, by design. The University of Peradeniya administers nineteen hostels and openly acknowledges they do not yet cover all its students. That is not a temporary shortfall; it is a permanent, structural, recurring source of demand for private rooms in Moratuwa, Mount Lavinia, Peradeniya and the Colombo suburbs.

"PG" and "paying guest" are not Sri Lankan usage. They are Indian. Similarly, "dorm," "flatmate wanted" and "HMO" all read as foreign — Sri Lanka says sharing.

How operators collect rent in Sri Lanka

Sri Lanka's retail payments are bank-account-centric rather than wallet-centric, and this matters for how you design collections:

  • Cash and direct bank transfer remain routine for boarding rent, particularly outside Colombo.
  • CEFTS, the Common Electronic Fund Transfer Switch operated by LankaPay under the Central Bank of Sri Lanka, is the real-time interbank rail and has become the default way money moves between accounts.
  • JustPay sits on top of CEFTS and is designed for merchant and in-app payments.
  • LANKAQR is the national QR standard at the merchant end.
  • SLIPS is the same-day batch rail that carries a large share of salary payments — which is why a working tenant's money is in a bank account and bank transfer is the natural rent channel.
  • eZ Cash (Dialog), mCash (Mobitel) and FriMi (Nations Trust Bank) are live, but there is no single dominant consumer wallet in Sri Lanka. Do not plan collections as though there were one.

Running a boarding place in Sri Lanka

Geographically, Colombo dominates by a wide margin, with Gampaha and Kandy the next real markets. Campus-adjacent clusters are where the specialised operators sit: Malabe around SLIIT, Wijerama around Sri Jayewardenepura, Moratuwa and Mount Lavinia, Kelaniya, and residential belts in Boralesgamuwa, Dehiwala, Nawala, Battaramulla, Maharagama and Homagama.

The intake cycle is worth understanding but not worth pinning to a month. The sequence is A/Level exams, then results, then Z-score cut-off marks and course allocation from the UGC, then enrolment — with a lag that has historically run close to a year, and the most recent cycle was further disrupted by weather. Demand spikes when cut-offs and allocations are released, not when exams are sat. Plan your marketing on the allocation, not the exam timetable.

On money at move-in: "key money" in Sri Lanka means a refundable security deposit, not the non-refundable premium the phrase means in some other markets. Multi-month advances are the norm, commonly quoted at three months and running to six or twelve. The Rent Act caps an advance at three months' rent, but only for premises governed by that Act; outside it the deposit is freely negotiable.

On records: the National Identity Card (NIC) is the identity document, compulsory from age fifteen and carrying a twelve-character number since 2016. Separately — and this is the strongest practical argument for keeping proper occupant records — Sri Lanka Police has publicly advised that the head of a household is required to provide details of family members, domestic staff and temporary occupants to the relevant police station, and has urged property owners to verify the identity, background and purpose of prospective tenants before entering into a rental agreement.

There is also a live legislative debate worth watching. The Protection of Occupants Bill 2025 was gazetted in September 2025 alongside a bill repealing the 1972 Rent Act. It would define an "occupant" as anyone in lawful, undisturbed occupation for more than three months and restrict eviction to a court order. It has not been passed, and the responsible minister has said it will not pass in its current form — the sector's specific objection is that a three-month threshold is very low for a boarding house running month-to-month students. Do not treat it as law. Do treat it as a reason to keep written agreements and documented occupancy dates.
