Kenya's student housing market exists because the universities cannot house their own students, and everyone involved says so out loud. The University of Nairobi publishes a bed capacity of over 10,000 — and on the same page names the private hostels it points students towards. USIU-Africa is blunter still: two residential buildings, 258 students, priority to international students, and a recommended list of private hostels for everyone else.
That gap is the business. It is filled partly by institutional developers — Acorn's Qwetu and the more affordable, shared-accommodation Qejani brands run several thousand purpose-built beds and serve students from more than a hundred universities and colleges in Nairobi alone — but overwhelmingly by individual landlords running one or two buildings with a caretaker on site.
What operators call it in Kenya
Hostel is the word, and it is used without irony or qualification. "Student hostel" is natural; universities themselves use it; listing sites carry Hostel as a property category. There is no need to reach for a fancier term.
Below the hostel sit the standard Kenyan rental categories:

The role that matters operationally is the caretaker — a real Kenyan job title for the person on site who shows the rooms, keeps the building in order, supervises the cleaners and gardeners, and keeps the inventory and records. If your system does not give the caretaker something to do, it will be used by nobody.
How operators collect rent in Kenya
Mobile money is not one option among several here; it is the default financial rail. The Central Bank of Kenya's mobile payments statistics recorded 94.2 million registered mobile money accounts and more than half a million active agents as at June 2026.
M-Pesa, operated by Safaricom, carries most of it, and the mechanic Kenyans are already fluent in is the Paybill plus account reference. It is exactly how they pay for everything else: Kenya Power's own FAQ tells customers to use the pay bill option with business number 888880 and enter their meter number; Nairobi City Water publishes business number 444400 and asks for the bill account number. Enter a short code, enter the thing being paid for, done.
That pattern is a gift to a landlord, because it means your tenants already understand "put your house number as the account". Buy Goods (till) numbers exist alongside Paybills, Airtel Money is accepted wherever M-Pesa is by most billers, PesaLink moves money between banks through the banking industry's own instant service, and bank EFT and RTGS handle the larger movements.
BedShift is not a payment processor and is not connected to any of these. Running a hostel in Kenya
The academic calendar sets your occupancy, and it is not uniform. Institutions publish their own calendars — the University of Nairobi's 2026/27 first-year intake registers in late August with lectures commencing on 7 September 2026 — so if you serve more than one campus, you are serving more than one calendar. Build the year around the campuses you actually let to.
Student funding timing is the distinctive Kenyan operational fact. Under the Student Centred Funding Model administered through Higher Education Financing, scholarship and loan disbursements are processed at the beginning of the semester, and crucially the split is deliberate: tuition is disbursed to the institution, while upkeep is paid into the student's personal account. For a hostel landlord that means a meaningful share of residents receive the money they will pay you with in one lump, at one point in the term, subject to institutional confirmation. Cash flow follows that shape whether you plan for it or not — which is a strong argument for having arrears visible per room rather than discovered in month three.
Rent regulation is mostly theoretical. The Rent Restriction Act (Cap. 296) governs dwelling-houses but excludes those with a standard rent above two thousand five hundred shillings a month, a threshold set long enough ago that virtually no modern tenancy falls inside it. The Act also empowers the establishment of Rent Tribunals. In practice, your written tenancy agreement is what governs the relationship — deposits included, whose amount is whatever the agreement says.
Utilities are worth metering. Prepaid electricity is normal: Kenya Power customers buy tokens in advance through mobile money, banks and vendors, including by Paybill with the meter number or by USSD, and receive the token by SMS. Where you recover electricity or water from tenants, putting the recovery on the same statement as the rent removes an entire category of monthly argument.
Geography is campus-shaped. Roysambu sits near USIU-Africa off Thika Road; Juja is home to JKUAT; Kahawa and its neighbouring wards serve Kenyatta University; Ongata Rongai, south of the CBD, hosts several universities of its own. Hostel demand tracks those clusters closely.
