Bangladesh sells accommodation by the seat. Not by the flat, not by the room — by the seat. A to-let advertisement in Mirpur or Mohammadpur will quote a seat rate, and then quote WiFi, meals, water and gas as separate lines beneath it. That single fact reshapes what management software has to do here, and it is the reason a tool built for Western room-based letting is unusable in a Dhaka mess on day one.
The second thing that shapes the market is that bachelors are a distinct, and often disadvantaged, category of tenant. Landlords advertise explicitly for "family" or "bachelor," and bachelor tenants are routinely refused. The mess exists partly as a workaround: one lease held by an operator or a group, sub-let seat by seat to people who could not have signed for a flat on their own.

"PG" and "paying guest" are not used in Bangladesh. They are Indian terms, and copy that leads with them reads as imported. The native pairing is mess and seat rent.
How operators collect rent in Bangladesh
- bKash is the most common digital rail and the one most mess operators will name first. Nagad and Rocket follow. Bangladesh Bank licenses mobile financial services providers, and the category is far and away the most familiar way ordinary people move money.
- Bank transfer over NPSB, the National Payment Switch Bangladesh operated by Bangladesh Bank, is the real-time retail interbank rail. BEFTN also exists but is a batch system rather than an instant one — do not treat the two as interchangeable when you promise a boarder that money has cleared.
- Cash is still ordinary, particularly for the meal share, gas and water contributions, and for the operators who collect in person.

Running a bachelor mess in Bangladesh
The demand cycle follows education and industry. HSC results feed the university admission-test season, and the housing rush follows admission results rather than the exams themselves — so the filling window sits after allocation, not before. Beyond Dhaka, the divisional cities all carry real student demand: Chattogram, Rajshahi, Khulna, Sylhet, Rangpur, Barishal and Mymensingh.
Worker accommodation is a second, larger market with a completely different rhythm. The ready-made garment belt — Ashulia, Savar, Gazipur, Tongi, Narayanganj and Chattogram — houses workers in group housing where several families share kitchen, toilet and bathroom. Occupancy there turns on shifts and factory hiring, not on semesters.
Two things about money are worth knowing precisely, because operators are often told the wrong version:
- The Premises Rent Control Act 1991 limits an advance to one month's rent at section 10. In practice, three, six or twelve months are commonly demanded; the provision is very widely ignored.
- In January 2026, Dhaka North City Corporation issued a 16-point house-rent guideline covering written agreements, signed receipts, a cap on advance, and a restriction on how often and when rent may be adjusted. It applies to DNCC only — not Dhaka South, not Chattogram, not nationally.
On records: the NID (National Identity Card) is the standard identity document, and Dhaka Metropolitan Police publishes a Tenant Registration Form — part of the Citizen Information Management System (CIMS), introduced after rented premises were found to have been used as hideouts. The obligation falls on the landlord rather than the tenant, and it asks for the tenant's name, photo, permanent address, workplace, mobile number and NID number, plus family member details.
Whatever the current enforcement position, a mess or hostel that can export a clean occupant list with NID details and dates in under a minute is in a materially better position than one keeping a paper register.
