Malaysia does not have one room-rental market. It has four, and they barely overlap. There is the Klang Valley sharing market, where a three-bedroom apartment is let as three separate tenancies to strangers. There are the universities, running kolej kediaman at a scale most private operators never see. There is a co-living sector competing hard on convenience and, increasingly, on charging no deposit at all. And there is employer and third-party worker accommodation, which is the only one of the four that a federal Act regulates directly.

What they share is a room-level problem. Rent, deposits, utilities and move-out dates all attach to a room, not to an address — and almost every off-the-shelf property tool assumes the opposite.

What operators call it in Malaysia

The everyday term is bilik sewa — literally the room being let. Note the word order: Malay is head-initial, so bilik sewa is the noun and sewa bilik is the action. Malaysian room portals brand themselves on the former. Rumah sewa is the Kamus Dewan headword for a house let out, and it is the whole-property equivalent.

Rooms are graded, and the vocabulary is consistent enough to build a rate card on:

Two other habits mark a genuinely Malaysian listing. Gender restrictions are normal and stated up front — Lelaki Sahaja, "female unit". And transit proximity is a first-class filter: near LRT, near MRT, near KTM often matters more to a Klang Valley tenant than the name of the suburb.

For dormitory-style accommodation, the Malay word is asrama — Dewan Bahasa dan Pustaka glosses it directly as "hostel" and applies it to school pupils, students and nurses alike. Universities themselves prefer kolej kediaman, the residential college. And in worker housing the statutory term is neither of those: Act 446 calls it centralized accommodation (penginapan berpusat), and defines a centralized accommodation provider as someone who houses employees for one or more employers — a distinct legal persona from an employer housing their own staff.

How operators collect rent in Malaysia

Malaysia's rails are unusually clean, because one operator runs most of them. PayNet — Payments Network Malaysia, whose largest shareholder is Bank Negara Malaysia alongside eleven banks — operates DuitNow, DuitNow QR, FPX, Interbank GIRO and DirectDebit.

  • DuitNow Transfer moves money instantly using a proxy instead of an account number. Accepted proxies include a mobile number, an NRIC (MyKad) number, a passport number and a business registration number — which means the identifier you already capture from a tenant is the identifier you can be paid on.
  • DuitNow QR is the national QR standard, established under Bank Negara's Interoperable Credit Transfer Framework. One code accepts participating banks and e-wallets alike, including Touch 'n Go eWallet, Boost and GrabPay.
  • FPX authenticates the payer inside their own bank's online banking and moves funds account-to-account, which is what most Malaysian online checkouts sit on.
  • Interbank GIRO is the cheap batched option, credited to a published timetable rather than in seconds — worth knowing when a tenant insists they "already paid".
  • DuitNow AutoDebit and DirectDebit cover standing collections where a tenant consents once.

Running a bilik sewa business in Malaysia

The deposit stack is the first thing to get right. The widely-followed convention is two months' rent as a security deposit, one month's rent in advance, and half a month for a utility deposit — three and a half months' cash before keys change hands. Treat that as market practice, not law: there is no statutory cap, and the amount is whatever the tenancy agreement says. It is also precisely why co-living operators market a zero-deposit offer so aggressively.

There is still no Residential Tenancy Act in force. One has been proposed and repeatedly announced — a deposit cap, a tenancy tribunal and a national rental database have all been floated — but as of 2026 it has not been enacted, and tenancies remain governed by the Contracts Act 1950 and common law. Agreements are stamped at LHDN, which is a tax and admissibility step; there is no tenancy registry to register with.

Worker accommodation is the regulated segment. Under Act 446, accommodation may not be provided to an employee unless it is certified with a Certificate for Accommodation issued by the Director General of Labour, applied for by the employer or the centralized accommodation provider through the Labour Department. The Act also carries operational duties that are pure record-keeping: notifying the Director General once accommodation is occupied, maintaining a maintenance record and a health-complaints record, inspecting the accommodation at least twice a month, and housing men and women separately. Those are logs — and logs kept in a shared drive are the ones that go missing.
