Nigeria has the largest student accommodation gap on the continent, and the private lodge market exists to fill it. The 2026 Africa Student Housing Report puts the national deficit above one million beds, with fewer than nine per cent of students in formal accommodation and more than ninety per cent in informal off-campus housing. Completed purpose-built stock across the whole country sits at roughly 2,839 beds against more than 2.1 million students in public tertiary institutions.

Read that the other way round and it describes the customer. Nigerian student housing is not run by chains. It is run by individuals and families with one or two buildings near a campus gate — a lodge with sixteen rooms in Nsukka, a block of self-contains behind Akoka — collecting a year's rent at a time and keeping the record in a book.

What operators call it in Nigeria

Hostel is the dominant word, and it covers both senses. On campus the formal term is hall of residence, but even university sources concede hostel is what it is widely known as. Off campus, the commercial buildings are private hostels — a phrase students themselves use, usually when complaining about one.

In the south-east and south-west university towns the everyday word is lodge. Student housing platforms serving UNN and UNIZIK are built around it: browse lodges, book a lodge, contact the caretaker directly.

The unit vocabulary is specific and worth getting exactly right:

Two roles sit between landlord and tenant everywhere: the agent, who lists and shows and negotiates, and the caretaker, who is on site. The charges attached to them — agency fees and agreement or legal fees — are a real and much-resented part of the cost of getting a room, which is why student platforms advertise zero agent fees as their headline feature.

And then there is the caution fee: a refundable deposit collected at entry and returned at exit if nothing was damaged. It is standard at universities, standard at private hostels, and its non-refund is a live and recurring student grievance. Any system used in this market has to hold it as its own balance.

How operators collect rent in Nigeria

Nigeria runs on instant bank transfer. NIP — NIBSS Instant Payment, operated by the Nigeria Inter-Bank Settlement System and live since 2011 — moves money account-to-account 24/7 and remains the dominant electronic channel by value. NUBAN, the CBN's ten-digit uniform account number standard introduced in 2010, is the address everything is sent to.

Alongside it: USSD banking, where codes like *737# and *901# let a tenant transfer from a feature phone without data; and POS agents, an agency banking network of enormous scale that puts a cash-in and cash-out point on almost every street. The 2023 naira redesign and the cash scarcity that followed pushed a great many people onto digital rails permanently — while also demonstrating, painfully, what happens when those rails are overloaded.

The reconciliation trick Nigerian businesses actually use is the dedicated virtual account: assign a unique account number per customer, and every transfer arrives already labelled. Payment providers sell it precisely because it removes the manual match. The same logic applies room by room. Give each tenancy its own reference, record the credit against it, and "who sent this transfer, and for which room?" stops being a question you answer by scrolling.

Running a private hostel or lodge in Nigeria

Rent is annual, and that shapes everything. Student lodges price per year as a matter of course, and the annual upfront norm persists across the wider rental market. In Lagos it is also legislated: the Lagos State Tenancy Law 2011 makes it unlawful for a landlord or agent to demand or receive more than six months' rent from a monthly tenant and more than one year from a yearly tenant — and equally unlawful for a tenant to offer more. Certain premium areas are excluded from the law's scope, so check whether yours is one. Lagos State has separately been pushing for monthly and quarterly payment options since 2025, but that is policy direction rather than a new statute, and annual upfront remains the practice.

For an operator, annual rent means the hard question is not "who paid this month" but "what have I actually earned, what am I holding in advance, and which rooms come up for renewal when". That is a ledger problem, and it is the one a notebook handles worst.

The demand cycle is national. JAMB conducts the UTME and manages admissions into Nigerian tertiary institutions, so the release of admissions is a dated, country-wide event that delivers a cohort into a university town all at once. ASUU industrial action has repeatedly moved academic calendars, which is a good reason to bind your billing to tenancy dates rather than to an assumed session.

Utilities are an operational line item, not a footnote. Electricity is billed under a service-band system tying tariff to guaranteed hours of supply, a large share of customers are still unmetered and on estimated billing, and generators fill the gap. Prepaid versus postpaid is such a live concern for students that lodge platforms let them filter on it. If you recover electricity from residents, it belongs on the same statement as rent.

Identity. The NIN, issued by the National Identity Management Commission, and the BVN, the CBN's biometric banking identifier, are the two numbers Nigerians are routinely asked for — useful anchors for a tenant record.

What is a self-contain, and how is it different from a room and parlour?

A self-contain is a single room with its own bathroom and toilet attached — a kitchen may or may not be included. A room and parlour has a separate bedroom and a separate sitting room plus private bathroom, and is the same product Nigerians also call a mini flat. Treating room and parlour and mini flat as two different things is a giveaway that you are not from here.
