India runs the largest and most professionalised shared-accommodation market in the region, and it is the one market where the word "PG" is not only acceptable but expected. A PG in Bengaluru's Marathahalli or HSR Layout, in Hinjewadi and Kothrud in Pune, in Gachibowli and Madhapur in Hyderabad, in Sector 14 Gurugram or Sector 62 Noida, in Andheri and Powai in Mumbai, or in the coaching belt of Kota — these all operate on the same commercial logic: a bed sold monthly, a food package sold alongside it, a deposit held, a notice period on exit.
That logic is what most property software gets wrong. Hotel systems price by night. Long-let tenancy systems price by unit. A PG prices by sharing — the same room is worth one number as a double and a different number as a triple — and bills food as a separate decision the resident makes each month.
What operators call it in India

Unlike Pakistan or Bangladesh, gendered "ladies PG" phrasing and the "PG" abbreviation are native here — do not sanitise them out of your listings. Residents search for them.
How operators collect rent in India
- UPI is the default. It is operated by the National Payments Corporation of India and regulated by the Reserve Bank of India, and it settles in real time between bank accounts from a single ID. Most PGs display a QR code at the desk and take the bulk of monthly rent through it.
- IMPS and NEFT carry the larger transfers — parents paying a quarter or a semester from another city, and deposit payments.
- Bank transfer direct to the operator's account remains standard for corporate or bulk bookings, where a company houses employees or trainees.
- Cash persists for food top-ups, late fees, laundry and short-notice payments.

Running a PG in India
The demand cycle is academic and corporate at once. School board results in the summer feed engineering, medical and general-degree admissions, and the June–July session start drives the biggest filling window of the year. Entrance-exam ecosystems create their own concentrated demand — Kota's coaching market is effectively an accommodation market with a classroom attached. Meanwhile the IT corridors of Bengaluru, Hyderabad, Pune, Gurugram and Chennai generate a rolling, year-round stream of working professionals on their first job, who behave less like students: shorter stays, more mid-month joins, more corporate invoicing.
Day to day, the work is:
- Allocating a bed, not a room, and re-allocating when someone upgrades from triple to double.
- Running a mess that has to know today's headcount, and billing food only to residents who opted in.
- Holding a security deposit and settling it at exit against damages, dues and short notice.
- Enforcing a notice period and, in branded co-living, a lock-in — both of which need a joining date on record to compute.
- Keeping identity records. Aadhaar is the ID most commonly asked for at joining, alongside a college ID or employer letter.
Licensing and tenant-verification requirements for PGs are set locally rather than nationally, and they differ meaningfully between states and even between municipal bodies within a state. We deliberately do not state a single rule here. What is true everywhere is that an operator who can produce, on demand, a current list of occupants with identity documents, joining dates and emergency contacts is prepared for whatever the local requirement turns out to be. A paper register is not.
